A hands-on workshop for real estate operators and acquisition teams who want to use AI to source, screen, and pursue deals at a scale that used to require a much bigger team.

Most lower-middle-market operators run acquisitions the same way: monitoring broker blasts, working a relationship network, manually reviewing OMs, and screening deals one at a time. It works, but it doesn't scale. When your team is small and your buy box is specific, the math is unforgiving: you need to see more to close more, and there are only so many hours in the day.

That constraint is starting to loosen.

A new class of AI tools, led by general-purpose models like Claude alongside purpose-built real estate platforms, is making it possible for lean acquisition teams to monitor markets more broadly, screen opportunities faster, and produce institutional-quality analysis without adding headcount. The operators who learn to use these tools won't just save time. They'll see deals others miss, move faster on the ones that matter, and punch well above their weight in competitive processes.

This workshop is a practical, two-hour session built around a real scenario: you're a lower-middle-market operating company with a defined buy box and a small team, and you need to build an acquisition pipeline that performs like a firm three times your size. We'll walk through how to do it, from automated deal sourcing and screening through AI-assisted underwriting and memo preparation, using tools you can set up and start using immediately.

We'll build live workflows and a working AI agent using Claude, demo real estate-specific platforms, and show you how to connect publicly available data sources into a repeatable acquisition system. You'll leave with frameworks, prompts, and workflows you can take back to your shop and put to work.

Build an AI-powered deal sourcing pipeline

Most small operators rely on the same handful of brokers and listing sites everyone else watches. We'll show you how to use AI to cast a wider net, monitoring more markets, more sources, and more deal types than a small team could track manually, and how to filter what comes back so you only spend time on what fits your buy box.

Screen and triage deals in minutes, not hours

The first pass on a new opportunity is where most of the time goes: reading the OM, pulling comps, checking the rent roll against market, running a back-of-envelope underwrite. We'll walk through how to use Claude to abstract offering memoranda, normalize financials, and generate an initial deal assessment that tells you in minutes whether something is worth a deeper look.

Build a working AI agent for acquisitions

This is the centerpiece of the workshop. We'll build a live agent using Claude that can take in a deal, extract the key terms, run it against your screening criteria, pull relevant market data, and produce a structured deal summary, all in a single workflow. You'll walk away with the agent framework and the ability to customize it for your own buy box.

Connect publicly available data sources into your workflow

County records, census data, permit activity, CoStar exports, rent surveys, demographic profiles: there's an enormous amount of useful acquisition data available if you know where to find it and how to use it. We'll cover how to pull these sources into your AI workflows so your analysis is grounded in real market data, not just model output.

Produce institutional-quality memos and IC materials

Once you've identified a deal worth pursuing, the work shifts to packaging. We'll show you how to use AI to draft investment memos, generate risk assessments, and prepare IC-ready materials that are consistent, professional, and fast, so your team spends time refining judgment, not formatting documents.

Evaluate what to build vs. buy across the AI acquisition stack

The market for AI-powered real estate tools is growing fast, and it's not always clear what's worth paying for versus what you can build yourself with Claude and a spreadsheet. We'll map the current vendor landscape, show you where purpose-built platforms add real value, and help you decide what makes sense for your team and deal volume.

Do I need to know how to code to get value from this?

No. Everything we build in the workshop uses no-code or low-code tools. If you can use Excel and evaluate a deal, you have the technical background you need.

Is this relevant for institutional investors or just small operators?

The workshop is designed around the lower-middle-market use case: small teams, specific buy boxes, and a need to do more with less. But the frameworks and tools apply at any scale. We've seen institutional acquisition teams adopt the same workflows to increase throughput.

Will we actually build an agent during the session?

Yes. We'll build a working AI acquisition agent live during the workshop, and you'll receive the full framework and prompts to customize it for your own shop afterward.

What tools do I need before the workshop?

Access to Claude (a free account works, though Pro is recommended). We'll provide a pre-workshop setup guide with everything else you need.
